Scope:

A self contained village within a city, this project consisted of a new multi-storey open plan office facility twinned with residential accommodation housed over a stepped fifteen storey building, all constructed overlooking a secluded aesthetically lit plaza with 21000 sq.ft of retail/leisure space disguising a multi-level private/commercial 548 car parking structure below.

CSD provided a full  stage F2 design and coordination for the office and residential accommodation based upon the client teams vision & consultants specification to achieve modern living accommodation and a BREEAM very good rating for the office building.

The seven floor 96,000 sq.ft grade A office accommodation including core toilet facilities on each floor was designed to give the maximum flexibility for any tenants featuring, raised access flooring and suspended accessible ceiling to house services including power and data floor boxes, recessed lighting, fire alarm, ventilation, VRF heating and cooling with zoned control to meet BCO guidelines, each floor having the facility to be separately tenanted with an access system controlling entry to the office and underground car park from the feature lit reception atrium at plaza level.

The residential building consisting of 188 fully serviced apartments, ranging in size over the internally separated blocks ranging from single bed to penthouse accommodation, each serviced via stand alone electric panel space heating, electric tanked hot water and supply/extract ventilation system featuring heat recovery. The landlords facilities on the lower floors include central boosted cold water & electricity mains and fully integrated door access system for each apartment from the  main entrances, along with fire alarm and cctv systems.
